Is Your Building's Fire System Adequate? Check These 6 Things

Office building fires are not about the flames you see. They are about the smoke that arrives faster—and kills more efficiently.

The reality is stark: many office buildings in Indonesia still lack proper smoke detectors or adequate fire systems. With increasing fire incidents across commercial buildings, facility managers face an uncomfortable truth. Having detection equipment is not enough. What saves lives is an integrated system that combines advanced detection technology with trained human response.

Why Smoke Kills More Than Fire

In building fires, 75% of fatalities occur from inhaling toxic smoke—not from burns. Smoke kills faster, more silently, and more efficiently than flames themselves.

When modern building materials burn—plastics, synthetic carpets, foam-based furniture—they release toxic gases. These gases do not just damage lungs. They attack blood cells and block oxygen from reaching the brain.

Research from the National Fire Protection Association (NFPA) shows that in high-rise fires, smoke can fill an entire floor within 2-3 minutes after ignition.

This is not about how fast you can run to the exit. This is about how fast you know danger exists.

This is why building smoke detectors are critical. Every second matters for early detection:

•        Sounding evacuation alarms

•        Activating automatic sprinkler systems

•        Notifying fire departments

•        Evacuating occupants

Without integrated smoke detectors, there is no early warning. By the time you smell smoke, it is already too late—toxic fumes are filling your lungs.

What Every Office Building Should Have

Jakarta's regional government has intensified building inspections following multiple fire incidents. Of the 2,000+ high-rise buildings inspected, 361 failed to meet fire safety standards. Common failures include non-integrated smoke detectors, malfunctioning alarms, and untrained response personnel.

According to Indonesian regulations (Permen PUPR No. 26/PRT/M/2008 and SNI-03-3985-2000), these are the minimum fire system requirements for office buildings:

1. Integrated Building Smoke Detectors

Off-the-shelf smoke detectors with 9V batteries or standalone units are insufficient for office buildings. They lack integration with central systems.

2. Fire Alarm Control Panel (FACP)

Without a control panel, your smoke detectors cannot:

•        Receive and process signals

•        Activate alarms building-wide

•        Display exact danger locations

•        Deactivate HVAC systems

•        Integrate sprinklers and exhaust fans

3. Adequate Evacuation Routes

Each floor must have at minimum 2 separate evacuation routes with:

•        Emergency doors that unlock from inside

•        Emergency lighting that activates during power outages

•        Clear pathways free from obstacles

4. Certified Safety Personnel

Having equipment is one thing. Having trained personnel who know how to use it is another. Indonesian regulations (SNI and Ministry of Manpower) require buildings with capacity exceeding 500 occupants to maintain a dedicated safety team, floor wardens on each level, and evacuation drills at least twice annually.

Detection Without Response is Worthless

Here is the irony many buildings face: they install smoke detectors, but when alarms sound, nobody responds. Why? Alarms are assumed to be false. No one is assigned responsibility. There is no automatic escalation.

SECOM Indonesia's Fire System does not just detect—it responds. When your building smoke detector triggers:

1.     Automatic signal transmits to SECOM Control Center

2.     Control Center receives notification and verifies the alert

3.     Physical Response Team dispatches to inspect location and contacts Fire Department or Police if required

Most security vendors in Indonesia sell products: smoke detectors, alarm panels, installation cables. They install, they leave, contract ends.

SECOM sells a system: products + professional installation + 24/7 monitoring + scheduled maintenance + user training + response. When you ask, "If the alarm sounds at 3 AM, who responds?" Most vendors have no answer. SECOM has a Control Center—every second, every day.

Fire Safety Checklist for Building Owners

Use this checklist for self-assessment. Any "No" answer indicates risk.

Detection

1.     Does every room have a smoke detector? (including pantry, restrooms, server rooms)

2.     Are smoke detectors connected to a Fire Alarm Control Panel?

3.     Is the alarm panel functioning and regularly updated? (Check minimum every 3 months)

4.     Are manual pull stations available on each floor?

Alarm & Communication

1.     Are alarms audible throughout the building?

2.     Do strobe lights activate with alarms?

3.     Is there a public address system for evacuation instructions?

Evacuation

1.     Are there 2 evacuation routes per floor?

2.     Do emergency doors open from inside without keys?

3.     Does emergency lighting function during power outages?

4.     Are emergency stairwells clear of obstructions?

5.     Is there a clearly marked assembly point outside?

Personnel

1.     Are certified fire wardens assigned to each floor?

2.     Are safety officers on standby during working hours?

3.     Do employees understand evacuation procedures?

4.     Are fire drills conducted at least twice annually?

Monitoring & Response

1.     Is the system integrated with a monitoring center?

2.     Are SOPs for alarm response documented?

3.     Are emergency contacts available? (Fire Department, Hospital, Building Management)

Certification

1.     Is the Building Worthiness Certificate (SLF) current?

2.     Is the Building Permit (IMB) complete with fire system documentation?

3.     When was the last Fire Department inspection? (Maximum 1 year ago)

Assessment Scoring

•        15-18 items fulfilled: Your building is relatively safe.

•        10-14 items fulfilled: Prioritize immediate improvements.

•        Below 10 items fulfilled: Your building is at high risk.
